Gas safety certificates for Airbnb hosts
If your Airbnb has gas appliances you must have an annual gas safety check by a Gas Safe engineer - this applies to holiday and short-term lets. The interval, the record, the display rule for short lets, and the nation differences.
Gas safety is the one area where the rules for short-term lets are refreshingly clear. If your Airbnb or holiday let has any gas appliances, you must have them checked every year by a Gas Safe registered engineer — this is a firm legal duty that applies to holiday and short-term accommodation just as it does to ordinary rented homes. Here is exactly what is required.
Do Airbnbs need a gas safety certificate?
Yes — if the property has gas appliances, flues or pipework. Under the Gas Safety (Installation and Use) Regulations 1998, anyone who lets residential accommodation under a lease or licence — and that expressly includes rental holiday accommodation — must ensure an annual gas safety check on the appliances and flues they are responsible for. Unlike an EICR, which is not automatically imposed on short-term lets, the annual gas check does apply to a holiday let with gas. If your property is entirely electric, with no gas supply or appliances, this duty does not apply to you.
What the check involves
A Gas Safe registered engineer inspects each gas appliance and its flue for safe operation, correct pressure and combustion, adequate ventilation and the absence of dangerous conditions such as leaks or spillage of combustion products. When it passes, the engineer issues a Gas Safety Record (often still called a CP12 or “landlord gas safety certificate”) listing the appliances checked and the results.
Who can do it
Only a Gas Safe registered engineer may carry out the check — it is illegal for anyone not on the register to work on gas appliances in let accommodation. Always check the engineer’s Gas Safe ID card and that they are registered for the type of appliance.
How often
The check must be carried out every 12 months. You can arrange it any time from 10 to 12 months after the last completed check without losing your original expiry date, which lets you stay comfortably ahead of the deadline rather than letting it lapse.
The record — and the display rule for short lets
You must keep a copy of each gas safety record until two further checks have been carried out (in practice, at least two years). How you give it to occupants depends on the letting pattern: for ordinary tenancies you give each occupant a copy within 28 days, but for holiday lets with rental periods under 28 days you instead display a copy of the gas safety record within the property where guests can see it. For a typical short-stay Airbnb, displaying the current record in the property is the way to meet this duty.
Beyond the certificate
The annual check is the legal minimum. Good practice for a let with gas also means an audible carbon monoxide alarm in any room with a gas appliance, servicing appliances in line with the manufacturer’s instructions, and making sure guests know where the gas shut-off is. Carbon monoxide is the reason this duty exists, and a working CO alarm is cheap life-safety insurance.
Scotland, Wales and Northern Ireland
The Gas Safety (Installation and Use) Regulations 1998 apply across Great Britain, so the annual-check duty is the same in England, Scotland and Wales, and in Scotland the short-term let licence conditions reinforce it. Northern Ireland has its own equivalent regulations imposing the same core duty. Wherever your let is, gas appliances mean an annual check.
What happens if you skip it
Gas safety is enforced by the HSE and breaches are treated seriously, with prosecution and substantial penalties possible — and a gas incident in a let where you cannot show a current check leaves you exposed both criminally and to an invalidated insurance claim. This is not a corner to cut.
