Gas safety

Every gas appliance has an annual gas safety check by a Gas Safe registered engineer.

You give the gas safety record to tenants within 28 days (and to new tenants at the start).

You keep gas safety records for at least two years.

Electrical safety

Each rented property has an EICR (electrical inspection) at least every 5 years.

Any remedial work from an EICR is completed and evidenced within the required time.

Portable appliances you provide are safe and checked where appropriate.

Fire & carbon monoxide safety

There's a working smoke alarm on every storey of each property.

There's a carbon monoxide alarm in every room with a fixed combustion appliance (excluding gas cookers).

Alarms are checked to be working at the start of each new tenancy.

Any furniture you supply meets the fire safety furnishings regulations.

Energy performance (EPC / MEES)

Each let property has a valid EPC (renewed every 10 years) given to tenants.

The property meets the minimum energy efficiency standard (currently EPC E) or has a valid exemption.

Tenancy setup & legal

Deposits are protected in a government-approved scheme within 30 days, with prescribed information served.

You carry out Right to Rent checks on all adult occupiers.

You give tenants the current 'How to Rent' guide and required documents at the start.

You hold any HMO or selective licence the property or area requires.

Property condition & hazards

The property is free of serious (HHSRS Category 1) hazards and fit for human habitation.

A legionella risk assessment has been carried out and controls are in place.

Repairs and tenant-reported issues are logged and dealt with promptly.

The dates are the danger

Does this cover Wales, Scotland and Northern Ireland?

The checker reflects the private rented sector in England. The principles are similar across the UK but the specific rules — licensing, deposit timescales, safety requirements — differ in Wales, Scotland and Northern Ireland, so always check the requirements where your property is.
